Steven Barry Maltzman
August 2, 1955 – August 14, 2009
Our Founder, Leader and Friend
Most of you have heard of the untimely and unexpected passing of Steve Maltzman, the SM of SMA Consulting. Steve was our founder, leader and heart. He was a tireless worker for the residential construction industry, his clients and for his family.
Steve is survived by his wife of almost 29 years, Sheri Maltzman, his two daughters Sara and Dani, his mother Fran and his sister Wendy Kohn. Both his daughters are in college.
He passed suddenly on Friday evening after sharing dinner with Sheri, returning home with a recurrence of what his doctor’s had just that week diagnosed as acid reflux. He went to sleep on his family room couch and never awoke. An aortic tear, perhaps an aneurism, resulted in his passing quietly.
Here in Orlando, we called Steve the “Energizer Bunny” because, in life, he just kept going and going. He worked an unbelievable schedule both for business and for family. He was highly involved in community activities, especially at Congregation Emanu El in San Bernardino. He will be missed by everyone who knew him.
I personally will miss his 8:00 AM telephone calls most days when he was in the office in CA. That is 8:00 Eastern (my) time. That would make it 5:00 AM his time. He was just calling in, to catch up, before his day started in earnest at 6AM with east coast client calls.
He did not often say no to anything or anyone. Steve was giving, caring and genuinely interested in everyone’s well being. I never heard him say a bad word about anyone. He was one of the few truly good guys.
All of us at Steve Maltzman & Associates, we are changing the name back in his honor, will be working hard over the next few weeks to talk to each of Steve’s personal clients. Our goal is to get caught up on your efforts and to make sure we can continue to assist you or help find someone who can if your needs surpass our abilities.
Over the next few weeks, we are inviting anyone who knew and/or worked with Steve to share their memories and feeling about him by sending an e-mail to info@smaops.com. We will compile them on our website and in a memorial album for his family. We have received many already and appreciate those kind words and sentiments.
We are also establishing a unique scholarship in Steve’s name to be awarded annually to deserving Accounting or Construction Management university student(s). These two areas of study represent Steve’s two professional and academic loves. The unique aspect of this scholarship fund will be to fund travel, housing or living expenses for a professional internship during the student’s junior or senior year of study. Our industry suffers from a great lack of appropriate internship opportunities, especially with smaller volume residential contractors due to the distance from home and expenses associated with these temporary educational situations.
Upon our return to Florida from California, Mike and I will be working out the details for this scholarship fund and will share information with our clients and friends via our website, press release and the Steve Maltzman & Associates Inner Circle Program weekly management messages.
Steve’s family and his business partners and staff appreciate your thoughts and prayers. We need them now more than ever. Thanks you!

Mike, Bob and SMA Team,
The first home building conference I ever attended was memorable for one reason: Steve Maltzman. Alone, I traveled to Atlanta to IBS in 2001 and in a large, standing room only ballroom, I witnessed a man with more enthusiasm for home building than I knew existed. Within a few years, this great man, Steve Maltzman, was working closely with our company and making a real difference in my life and our company. I will forever treasure the memories of meetings, calls and his help – but will always remember taking him skiing in Utah. He as not a great skier, but he was sure fun to hang-out with. He rolled down more than one hill.
Our industry will never be the same. Builder 20 Clubs will never be the same. My company will never be the same, and I will always remember with great affection my good friend Steve Maltzman. Our monthly calls will be greatly missed big guy!!

We are without words to express our sadness about Steve. He was truly one of the good guys, we echo that sentiment entirely. We were honored to have him as our consultant, but also to have him as a confidante and friend. We enjoyed our time with him immensely.
I have basically been thinking about Steve all day today as I worked on our budget and WIP. I was just working on our monthly budget when the Management Message just came into my inbox, giving us a few more details about Steve passing.
Kevin and I had a planned phone meeting with Steve next Thursday. We just want to say don't worry about calling us right away, we know you will get to it when you can. We are standing by ready to assist you all and Sheri if there is anything we can do for any of you.
We will share more thoughts about Steve with you soon as we would be privileged to be included in the memorial. I know that we will also contribute to the scholarship fund.

Hi... this is a letter I wrote to steve on Monday, August 17, 2009... I still cry when I think about Steve and all of our loss...
just had to write this letter... I thought it might help me get past some of the sadness...
Dear Steve.... I cannot believe I am writing this letter to you. I have been so upset and sad since I learned of your death. I just cannot come to terms with you being gone... I am struggling to understand why I am so upset except I knew you and what a wonderful caring person you were... I tear-up when I think about you... You have helped our company so much and in so many ways over the years ...and you have put up with my nonsense and listened with compassion, patience and an honest desire to help... I will never forget your patience as I insisted that work in progress accounting what BS... and that it was gobbledygook... thank you for hanging in there and teaching me and us so many important business strategies and tools...
I don’t know who we will turn to for the help and advice that I could count on you for... I feel a tremendous loss... in a confidant, a financial advisor and especially a friend ...
You were such a kind and giving person... I cannot imagine what your family is going thru... and although I never met your wife you always spoke of her in such a loving way... she must be devastated... what a tragedy... you have left the world way too early and with a gapping hole ....
I cannot begin to tell you how much I and so many of us here at AWDB will miss you! And I thank you for every minute you spent helping us... you and your family are in our thoughts and prayers...
And I know you are in heaven ... even if you don’t believe in heaven... from your new position ... I hope you will look down on us and help us in our struggle to manage our lives without you and help us deal with your loss! We miss you! And Thank you!

Mike/Bob,
I would like to pass on my condolences concerning Steve’s passing. I met Steve more than 12 years ago at the NAHB conference during a seminar. I have learned more from Steve than probably anyone. He is a big reason why I am still in Business today. Without the fundamentals of finance and accounting you can’t stay in this business…and he taught it well.
He also was someone who convinced me to raise my margin when I didn’t think I could. He continually challenged me to improve in different areas and I will always remember that about Steve. He probably attended our Builder 20 meetings 6 or 7 times and I always learned a great deal from him. He always stayed around after the meetings to talk to everyone individually to see if he could help them. I could go on and on, but I am sure you have heard this many times.
I know this is a big loss to SMA. My thoughts and prayers are with both his family and the SMA family.

Bob: What a shock! Of all people who demonstrated vitality, energy and a positive attitude this seems inconceivable. I suppose as we get older we see that life is not taken for granted, and it’s not in our hands, except to live it to the fullest and for God’s purpose. I will remember Steve for his friendship, his encouragement when getting my consulting business going, his organizational ability and commitment to Business Management, and to his generous and giving spirit. I had the life enhancing opportunity to know Steve Maltzman. Steve and scant few others have held a cherished and trusted role to help builders solidify their businesses in various ways. Steve, Alan Hanbury, and I toured Michigan, for then Wickes Lumber, with a business management series holding audiences at each stop rapt with information. Steve's expertise was evident and his genuine goodness in sharing information and mentoring entrepreneurs at every stop was a joy to witness. He was a business and personal anchor securing those adrift and guiding them to stability. Steve Maltsman was one of a kind. His passing is a tremendous loss for the home building industry. I am delighted his work will continue with loyal staff. His books will be a benchmark of planning and executing excellence forever.

I counted Steve as a friend. We had worked together many years ago in the Remodelers Business Management Committee. The issue of a standardized chart of accounts came up in the committee and Steve volunteered to take the point on a task force group to develop the chart of accounts. I volunteered to work with Steve and that was my first meeting and interaction with him. We developed a friendship while performing that project. Steve was a very intelligent professional that was able to take his knowledge of the accounting industry and merge it with the experience side of the remodeling industry which he gained from his friendships with remodeling contractors. He had a deep commitment to help Remodelers improve their businesses through the use of systemized business practices and the implementation of technology. There are uncountable numbers of people and businesses that are reaping the benefits of Steve Maltzman’s efforts over the years to improve our industry. I will miss his smiling face at future meetings. Our industry has lost a friend that always tried to make a difference in our community.

Bob, Mike, Phil and the entire SMA family,
I still remember the e-mail that I received from Mike on Sunday evening saying that Steve had passed Friday. I said to myself “this cannot be true as I just spoke with him on Thursday and had e-mail correspondence with him on Friday” I actually had a conference call set up with him for the following Monday night. I could not believe it I felt a “pit” in my stomach every time I read the e-mail.
I had the privilege of working with Steve about 8 years ago and no matter when I saw him be it at the IBS shows or other trade shows he would always have a big smile and “hello” to me. He was never too busy to spend a moment or two with me and, I always remembered that about him. Here was a person very well established and known in our industry but, was as approachable as anyone you could want to meet.
Recently, I just got backing working with SMA and specifically with Steve helping me retool all of my QB’s, Budgets and anything else that my company needed…which by the way was a lot. I truly felt very comfortable and trusted Steve 100% on all of my business matters. No matter how insignificant or how many times I may have asked the same question Steve, would never get irritated and just explain it again. There was always a certain calmness after I spoke with Steve, that I will truly miss.
To his family, his colleagues’ my deepest sympathy and condolences for a truly special person that I am grateful that I had the opportunity in which to work with.

Remembering Steve
My thoughts and prayers go out to Sheri, Sara and Dani. Through the years Steve shared his loving thoughts and feelings about them.
Steve and I shared office space and expenses, a few clients, and an employee in the early days of our respective independent, professional careers. It was lean, but it was a good and less complicated time. I can’t think of anyone better to have shared that time with than Steve. I still laugh every time I remember Steve telling me that he or the staff was going to go through an accounting project “with a fine tooth comb” and “deliver it on a silver platter”. He cared and it showed.
We had just started a project on our common client and it will not be possible to finish without thinking about Steve. But, those thoughts now and in the future will always be good ones.

Steve Maltzman was a trusted and valued advisor since we first met in 1994, through the National Association of Home Builders
Over these past fifteen years, we have noted a marked improvement in the profitability of our companies, which we attribute to Steve. He was of great assistance in revamping and improving our job cost accounting, developed a more comprehensive budgeting process, and continually challenged our costs and mark up, which have led to our increased profitability.
We referred Steve to other small and medium sized builders and received many similar comments of the enormous help he was to them.
Steve, however, was more than a trusted and valued business advisor, for he became a dear friend. The entire Glunt family mourns his loss but knows it has been truly blessed that Steve Maltzman was part of our lives for the past fifteen years.

All- Our prayers have been with you over the last month. Steve has been not only a great consultant to us, but more importantly our wonderful friend. We did a company meeting with him via phone every Tuesday for the past 7 years. In all of the meetings he never said you need to do this or that- it was always WE. He was part of our team and family.
He came to Oklahoma every year for our Strategic Planning and led us to make ourselves better. I insisted he stay at my home whenever he came because he felt like part of our family. We would go to concerts, sporting events and have great times in the evenings and be ready to work hard in the morning.
Steve and I would set out on the deck enjoying a fine glass of wine and talk about our families. He loved his beautiful wife and 2 girls more than they will ever know. They were always his favorite subject.
We will all miss our good friend Steve. We need to honor him by never giving up through these tough times. He was always positive and could convince us that we could all be better.
We will see Steve again in Heaven.
